Selling My Own Home - What Do I Need To Do?


When you call us to set up a closing and order title insurance we can take care of the details for you. Here is a list of what we need to process your transaction swiftly and smoothly:
  1. Previous Title Evidence. This can be an old abstract or a previous title insurance policy. We will give you a credit off your title insurance bill when you provide us with title evidence, even if the previous evidence was originally done by another title company.
     
  2. Offer to Purchase. We need a complete copy of the offer to purchase, including all counter offers and amendments.
     
  3. Earnest Money. We need a copy of the earnest money check you received from the buyer or other evidence of earnest money received.
     
  4. Your Mortgage Info. We need your bank's name, address, phone number, and your mortgage account number so we can obtain payoff information. (FHA loan payoffs need at least 30 days notice)
     
  5. Document Prep Information Form. You can fill out the electronic document preparation form from this area and submit the information electronically.
     
  6. Attorney Used for the Buyer and the Seller. If either the buyer or seller are using an attorney, we will need to contact them.
     
  7. Outstanding Bills. Any bills you wish to have paid at closing in connection to the sale or repair of the property need to be given to us in advance.
     
  8. Lien Waivers. Lien waivers are required for any work or material provided to the property within the last six months. (We will accept a paid receipt for work or materials totaling less than $300.00).
     
  9. Weatherization/Energy Audit. If the property is to be used for investment property and the buyers do not plan to occupy the property, then an energy audit may be required.
     
  10. Unpaid Water and Utility Bills. In some municipalities unpaid water and electric bills can become liens on the property. Schmitt Title & Escrow Corp. makes no representation on these accounts.
     
  11. Real Estate Condition Report. All sellers are required by law to furnish the buyers a completed Real Estate Condition Report within 10 days of acceptance of the offer to purchase.
